FHA (Federal Housing Administration).   A government agency that insures residential mortgage loans made by lenders.   An FHA mortgage is a great way for many first time home buyers to become home owners.   FHA mortgages have a minimum down payment requirement which can even be gifted by a family member.  This program is not credit score driven, but considers credit history.   Private mortgage insurance is reduced compared to conventional financing.

Current loan limits for single family dwellings for FHA mortgage loans (as of January 3, 2006) are:

King County, Pierce & Snohomish Counties:   $312,895

Thurston County:   $215,650
